How did this happen?? How did we start off this year with a mere 68 homes on the market and end up in the middle of July with 154 homes on the market! Well that is real estate if I could predict what would happen every 6 months, I would be one rich lady and getting paid for my advice, but for now I will just give it away for free. SO, are market started off slow this year due to our very harsh winter and I can definitely tell you there are still alot of eager buyers out there because I see them at my open houses each weekend trudging out in the heat hoping to walk in to the house they want to call their own. Our Absorption Rate, simply put, means if no other homes were to come on the market today how many months it would take for the market to absorb our current inventory is 5.7. Which is not a a buyers market any longer, not a sellers market yet anyway, but a NORMAL market. SO this is your Randolph mid summer update, until next time…

So 14 homes SOLD in May in Randolph and  for the middle of the SPRING market with low inventory, low interest rates and lots of buyers at open houses that seems really LOW to me so I went back a year to May 0f 2013 where we had 24 homes that SOLD in the month of May which seems more of what I would expect at this time of year but I could not stop there, no, so I decided to go back to May of 2012 and what? Surprised again..when I see we had 31 homes that SOLD that month! So what is the explanation behind our shortage of home sales? Well my professional opinion is that we have moved this year from a Buyers Market to  a Normal Market some months teatering on a Sellers Market and the buyers are still adjusting.  Let’s face it, just like several years ago when sellers had buyers lined up outside their homes and were getting astronimical amounts and it took awhile when the market started depreciating for them to realize that they were not going to get what their neighbor sold for in 2006, buyers are going to start to realize if they don’t purchase now, the prices are and have already started to appreciate. When I do a 12 month analysis for a listing presentation off the Garden State MLS, it shows that the average sold price for a $500,000 home is up approximately $25,000 from the same time last year. So while things may seem to have cooled off this past month in Randolph…real estate comes in waves and I feel positive about the month ahead!
